About this calculator

A rent roll is the standard summary real estate investors and property managers use to total the income a property portfolio generates: it lists every unit, its rent, and its occupancy status, then sums the whole picture into total potential income (if every unit were rented) and actual income (adjusted for the vacancy that's actually there). Occupancy rate — the percentage of units currently rented — is what turns potential rent into realistic income.

Lenders review a rent roll when underwriting a property loan, buyers review it during due diligence on a multi-unit purchase, and owners use it as an ongoing management tool to track performance across units. This calculator takes your per-unit rent, number of units, and occupancy rate and returns your total rental income, both monthly and annually.
