About this calculator

Rental yield measures the annual rental income a property generates as a percentage of its price, and comes in two versions: gross yield, which is simply annual rent divided by purchase price, and net yield, which first subtracts annual running costs — maintenance, insurance, property management, vacancy — before dividing by price.

Property investors use gross yield for quick comparisons between listings and net yield for a realistic picture of actual return, since two properties with identical gross yields can have very different profitability once expenses differ. This calculator computes both from the property price, annual rent, and annual expenses you enter.
